While the level of topography allows for more usable yards and easier neighborhood walks, it also means fewer homes outside of Scenic have ocean views, so if ocean views are a requirement you might look at the Golden Rectangle or Northwest Carmel.

The average house size is usually around 1,600 square feet with a one-car garage. There is a slope going down from the town to the coast which offers views of the sea from the house, usually from the upper floors. Some of the best ocean views when it comes to Carmel-By-The-Sea homes for sale are along Scenic Road – just across from Carmel Beach – which can increase the price of those homes significantly.
Considered by some to be one of Carmel’s best-kept secrets, Carmel’s northwest region stretches north from the ocean to Pebble Beach and from Carmel Beach to Juniper. While the area’s topography is not as flat as the Golden Rectangle, it offers similar proximity to the beach and Ocean Avenue. Tourists tend to live south of Ocean Avenue, so parking is easier to find and much quieter than other neighborhoods. This compact neighborhood tends to have slightly larger lots and homes than the rest of Carmel’s area, so when you look at Carmel-by-the-Sea homes for sale, you’re unlikely to find more than a standard 3 bedroom in the area. and a 2.5 bathroom family home.
An ideal location for those seeking a full-time, family-friendly environment, this area is just west of Highway 1 and offers much larger grounds, but is still an easy walk down the hill to the restaurant. These areas tend to get more sun and are slightly warmer than properties closer to the water, so many of the founding families actually left for Carmelo and Scenic and moved up the hill to the larger properties. There are a few streets with sweeping ocean views, and a few overlook Point Lobos and Fish Farm, but most people are attracted to the feel of the wooded neighborhood.
Located just west of Highway 1 and overlooking Pebble Beach and downtown Carmel, this quiet community combines the best of both worlds. Many of the homes are slightly larger and some even have ocean views, all within 3 minutes to downtown Carmel.
